Wiring a house from bare studs is the one chance anybody gets to do it right without tearing anything open. Every decision made at rough-in either serves the homeowner for thirty years or becomes an expensive retrofit later. A new Valley home is not the load profile of a 1995 home. Between two AC systems, a pool, a spa, one or two EV chargers, a casita, a shop, and eventually a battery, the connected load adds up fast. A 200-amp service is the baseline we build around for most custom homes, and we run the calculation against what the house will look like in ten years rather than move-in day.
The relevant number for comparison: adding capacity later, once the drywall is up and the meter is set, means a panel or full service replacement that generally runs $5,200 to $6,500 for a standard 200-amp like-for-like, or $6,400 to $8,750 for a full service replacement with a new all-in-one meter base and panel. We walk the house with the homeowner at rough-in, before insulation, and it is the most valuable hour of the project. Standing in the framed space, people see things the plan never showed them: the switch on the wrong side of the door, the outlet the future desk needs, the pendant spacing over an island that is wider than it looked on paper, the missing floor outlet in a great room with no walls near the seating.
Moving a box at that stage takes minutes. Moving it in April after the walls are painted is a drywall repair, a texture match, and a paint call.
Most new homes get a generic can layout on a grid. The houses that look genuinely finished got a lighting plan: layered ambient, task, and accent, dimmers where they matter, and cabinet and cove lighting built in rather than added later.
